South India Surge: Why 91Springboard Is Betting Big on Bengaluru and Chennai

With over 1 lakh sq. ft. added and 2,500 seats launched, the flex-space leader targets GCCs and enterprises in India’s fast-growing southern markets.


New Leases Signal Aggressive South India Growth

91Springboard, a leading flex-workspace operator, has signed leases for two new hubs in Bengaluru and Chennai, adding over 1 lakh sq. ft. and nearly 2,500 seats to its South India portfolio. Both facilities are scheduled to become operational by February 2026, further reinforcing the brand’s enterprise-focused growth strategy.

With these additions, 91Springboard now operates 13 hubs in South India, covering approximately 6 lakh sq. ft., with plans to lease another 1.5 lakh sq. ft. in the region by end of FY26.


Strategic Locations, Enterprise-Centric Offerings

The new hubs are strategically located:

  • Bengaluru: Helios Business Park, approx. 56,000 sq. ft.
  • Chennai: Olympia Cyberspace, approx. 50,000 sq. ft.

Both centres will offer managed workspace solutions and private office suites tailored for Global Capability Centres (GCCs), large enterprises, and mid-sized firms seeking scalable, ready-to-use spaces.

Flex-Space Demand Accelerates in the South

The move reflects rising enterprise leasing activity in South India, with Bengaluru and Chennai among the most active flex-space markets. Key factors driving this trend include:

  • Surge in GCC expansions
  • Demand for faster delivery timelines
  • Shift to outsourced, asset-light office formats
  • Pre-commitments from large enterprises and tech firms

91Springboard’s expansion into Chennai—its second hub in the city within months—signals strong market traction and growing corporate preference for managed, plug-and-play office solutions.


Nationwide Expansion on Track

The new hubs are part of a larger national expansion cycle launched in early 2025. Since then, 91Springboard has added 14 hubs across Mumbai, Pune, Hyderabad, Delhi-NCR, and Bengaluru, adding over 5 lakh sq. ft. to its operational footprint.

Notable new centres include:

  • Hiranandani Business Park, Mumbai
  • DLF World Trade Park, Gurugram
  • Baner, Pune
  • Prius Platinum, Delhi
  • DLF Cyber City, Gurugram

1.75 Million Sq. Ft. and Counting

With the latest additions, 91Springboard’s national portfolio now spans 1.75 million sq. ft. across 45 hubs in 9 cities — including Delhi, Mumbai, Gurugram, Bengaluru, Pune, Hyderabad, Chennai, Noida, and Goa.

The company operates two major workspace formats:

  • Private suites and flexible seating for startups and SMEs
  • Built-to-suit managed offices for large enterprises

Outlook: More Expansion Ahead in South India

91Springboard plans to continue its South India expansion through FY26, evaluating additional locations in Bengaluru, Chennai, and Hyderabad to meet sustained enterprise demand.

Its focus on customer flexibility, prime locations, and enterprise-grade infrastructure positions it strongly in the evolving flex-space landscape, especially as large organisations shift to hybrid and cost-optimised workspace models.
